If you have a lease and you receive a notice to quit for non-payment of rent, if you "cure" the non-payment by paying all amounts past due and owing, you can prevent the eviction.
If the non-payment is cured after you receive a summons and complaint, you must pay all the rent owed, as well as interest on the amount owed, plus your landlord's costs of filing an eviction case on or before the "answer date".42
However, if you have breached another term of the lease and are also being evicted for that, than the eviction can still proceed.
